Get Dreamweaver and learn the dreamweaver template. I am an expert in these. They allow for PHP coding but allow you to change the entire site's look without hurting the php code.
Haven't heard of the other templates you mentioned.
Usually some of this freeware stuff out there is the product of troubled minds out to prove something to the world, who don't think in a production environment. Dreamweaver has its bugs but it's the best IMHO.
