PHP chat room script

Hi,

I am looking for a good php chat room script. I want one that is stable, has login and logout, can provide multiple rooms, and can have both open and secure chat rooms.

Does such a php chat room script exist? Can you recommend one to me?

take a look at http://phpwizard.com - they have a good script, but you must pay for it if you use it commercially.
